Land Junkie

Hi, I am Amy and I am a Land Junkie!   There is just something about the earth that just enthralls me.    I was just clearing a lot to build a new home and even the color of the top soil made me smile.   Land, when it is used for its best and highest function just makes sense.   Seeing and hearing a creek bubble around  a neighborhood,  or see a trail winding  through the woods with fallen leaves allowing for nature’s own form of under brushing gives me pause to just take a breath. And here in South Carolina, it is a very refreshing breath.   Real Estate is just that, Real.  It is the earth we live on, it is the ground that carries the foundations of our homes,  it is the lawns, the woods, the pastures, and the mountains we fall in love with.


With that perspective I simply just like looking for the right piece of land that will inspire my clients, give them space for their families and solid ground for the biggest investment they make in their lives.  I live here in Seneca, SC, and have for the past 25 years.  I ride my horses through beautiful trail systems, hike breath taking waterfalls and search through small towns, neighborhoods, farms and our many lakes to find The piece of Real estate that will fit my clients needs. I like the relationships I build with clients, being able to listen and to do the exciting work of finding what they want in a parcel of land, or a personal home, farm, or lake house.  Or helping them sell their piece of Terra Firma and get it into the hands of the next stewards to carry on the legacy of ownership.

Taxes in September?

labor-day  Labor day might not be the time when you think about taxes.  Usually we think about the IRS around March and April and our property taxes at the end of the year, but Labor Day is a good time to review your primary home’s tax rate.  You might not know this, but  when you make a real estate purchase in South Carolina the tax rate may be set at 6%.   But if your are living in your home the rate is 4%. It can be just a clerical error, or a change of address error, but there many folks out there paying 2% more than they have to.    Also, if you are over 65, or permanently disabled or legally blind you qualify for the homestead act.  The first $50,000 of value on your primary house is exempt from being taxed.   You must have been a legal resident of SC for one year prior to applying. You should also make sure your home or land is properly labeled.  Here is the breakdown for South Carolina:

Your home (legal residence) 4% Second home 6% (or any residential property where you do not live) Agricultural real property (privately owned) 4% Agricultural real property (corporate owned) 6% Commercial real property 6% Manufacturing real and personal property 10.5% Utility real and personal property 10.5% Personal property 10.5% Railroads, airlines, pipelines, 9.5% real and personal property Vehicles 8.25% (Vehicle ratios reduce each year until 6%)

Many peoples tax status’s change and unlike Facebook we fail to update them regularly.  This can be a costly mistake.  So when Labor Day rolls around, take out your real estate tax paperwork or go online on your county website and make sure you are paying the correct rate.


You can also apply to have your house re-assessed if you feel the value of your house is much higher than market value. The latest drop in home values over the past few years  left many people upside down on a mortgage or a house assessed much higher than local sales.  The good news is right now we are seeing values on the rise  and fair market value of existing homes increasing.  New home construction is growing and slowly we are getting more houses on the market to choose from.

What Makes a Neighborhood?

What is the first rule of real estate?  Location, Location and Location!  So after searching the parameters of the house, the attributes you want to have, i.e. granite, tile, high ceilings, large rooms, bonus room, etc; what comes next?  Location!   Where is the house located.  Many times houses do not sell even if they are the most beautiful, well built and well appointment house in the county, because it is the location that gets the sale every time.

Oconee County is about to unveil a new neighborhood and it is located in the heart of the county.  Indeed it is truly an Oconee County collaboration.  Tiger Hart Construction has purchased a fabulous number of lots in Willow Creek, a development started several years ago but was not able to survive the housing crash.

Sitting nearly in the “Hart” of the county, Willow Creek boasts a Seneca School district, a Westminster zip code, a Walhalla Water system, a West Union Fire Department and it is right off scenic Hwy 11 and down the road from South Cove Park.   This neighborhood has it all, a true Oconee County gem.  There are tremendous views of the mountains as you drive up Twin View Drive and  a rambling creek flows strong through the middle of the suburb. The  woods are full of deer, rabbits, and turkey completing the package. Even though you are minutes from any town, it is quiet and the sunsets are spectacular.  Houses are in the first stages of construction and lots are being cleared.

This neighborhood will invite people in with front porches, simple craftsman styles blending the old world with modern material and style.   At this point most of the homes will be in the 1800-24o0 sq ft range with option on several lots for walk out basements.  The lot sizes are ample but still manageable without having to work every weekend on the “yard”   You will find the people that already live there, know each other, walk daily and enjoy there decision to move into Willow Creek
